Sarah J. Kwiatkowski is a Partner in the firm’s Real Estate & Finance Group. Sarah has broad transactional real estate experience representing owners, buyers, sellers, lenders, borrowers and developers in transactions involving acquisition, disposition, leasing and secured financing throughout New York and the United States. Sarah also assists buyers, sellers, and tenants with sale/leasebacks for single-tenant and multi-property portfolio transactions nationwide, as well as representing landlords and tenants in lease and sublease transactions for office buildings, shopping centers, retail spaces, and warehouse properties. Such representation includes institutional lenders in connection with real estate and commercial financing transactions and workouts. A portion of Sarah’s practice involves the acquisition, disposition and financing of mobile home park properties throughout the country.

Key Representative Matters
- Represented a national REIT in disposition (in a series of transactions) of eight national chain restaurants located in multiple states, with a combined deal value in excess of 20MM, which involved the negotiation and execution of break-out leases with national tenant
- Represented financial institution in the workout and restructuring of loans in excess of $200 million on office buildings
- Represented client in connection with acquisition of three early learning/childcare centers valued in excess of 15MM
- Represented clients in connection with acquisition of triple net leased properties leased to various national retailers and restaurants
- Represented client in connection with sale leaseback of multi-site food manufacturing and warehousing project valued in excess of 10MM
- Represented client in connection with sale leaseback of manufacturing/distribution facilities valued in excess of 15MM
- Represented client in connection with sale leaseback of network operation center valued in excess of 10MM
- Represented clients acquisition and dispositions of shopping center properties including subdivision and REA issues
- Represented client in acquisition (in a series of transactions) of mobile home parks in multiple states with value in excess of 30MM. Sarah also regularly counsels mobile home park owners on asset management matters that arise in such communities.
- Represented national REIT in leasing and other asset management matters, including lease drafting, amendments, lease assignments, subleases, estoppels, renewals, REA amendments and property management agreements.
